Our Story

Tim Schrager and Aaron Goldman are the principals of Perennial Properties, Inc., an Atlanta based mixed-use commercial development firm, founded by Schrager in 1988, which specializes in high-end urban apartment and condominium projects with street level retail.

Perennial’s existing portfolio is focused on meeting the housing needs of Atlanta’s Intown neighborhoods including Midtown, Virginia Highland, Morningside, Piedmont Heights, Emory, Buckhead, Inman Park and the Old Fourth Ward. The company’s first asset was a residential building on Lakeview Avenue just north of Ponce de Leon Avenue. From that humble beginning, Perennial has acquired or built over 20 properties in metro Atlanta. The firm has executed successful subdivision developments, condominium conversions, as well as office and retail developments. Including projects previously sold, currently owned and under development, Schrager and Goldman are responsible for the acquisition or development of nearly 200 single-family home sites, 4,000 apartments and condominiums as well as 150,000 square feet of commercial space.

Perennial acquires or develops well-located properties in a manner suitable for their primary business strategy as long-term holders, or secondary business strategy of residential condominium development. Each property has been developed or renovated to blend in architecturally with the immediate surrounding neighborhoods as well as to create life-style synergies for its residents and commercial tenants.
