Who We Are
Tim founded Perennial Properties, Inc. in 1988. The company literally operated as a one-man shop while Tim learned the multi-family business from the ground up by building, renovating and managing projects in Atlanta’s intown neighborhoods. From the beginning, Tim saw a need for quality housing choices in Atlanta’s older neighborhoods where the rental housing stock was deteriorating. Thus, the company focused on infill development in gentrifying Atlanta neighborhoods. Perennial was often the pioneer for new development in areas that others deemed too risky such as Atlanta’s Virginia-Highland and Old Fourth Ward neighborhoods. Over more than three decades, Perennial has been responsible for the development of several multi-family & retail mixed-use developments in Georgia and Florida.
Cool buildings in great locations aside, Tim believes that Perennial’s greatest accomplishment is the opportunity the company has provided to hundreds of associates, past and present, who have helped create a culture, brand, and environment that has allowed all those involved to achieve their career and life goals by working together as Team Perennial.
Tim received a B.S. degree in Real Estate Finance from the University of Southern California and moved to Atlanta upon graduation. Outside of Perennial, he spends much of his time giving back to the community by supporting causes such as homelessness, affordable housing, social services, food insecurity and the arts.
Aaron is the President and co-owner of Perennial Properties, Inc., a development, investment and management firm focused on multifamily rental housing accompanied by retail establishments. Perennial has created over 30 communities comprised of over 6,000 apartment units and 200,000 square feet of commercial space.
Raised in Milwaukee, Aaron is a graduate of the University of Wisconsin Real Estate Program and served on the Wisconsin Real Estate Alumni Association Board of Trustees.
Aaron is the founding board chair of the nationally recognized non-profit, Open Doors, which today has over 700 properties comprising more than 140,000 units participating. Over 12,000 formerly homeless Atlantans have exited homelessness through Open Doors.
Aaron is also a founding board member and seed investor of the Atlanta Affordable Housing Fund which has now been rebranded as the GoATL Fund at the Community Foundation of Greater Atlanta. The fund is approaching $200 million in funding capacity. Aaron also serves on the advisory boards of Hope Atlanta and the Gateway Center.
Jay is the Vice President at Perennial Properties. In this role, he oversees New Investments and Asset Operations. With over 20+ years in the commercial real estate/multifamily industry, Jay brings deep expertise in design, financing, and asset management. His experience also includes previous roles at SunTrust (now Truist) and PGIM (previously Prudential Mortgage Capital).
Jay received a B.A. in both Real Estate & Finance from The University of Wisconsin. He is the current Co-Chair of Atlanta Apartment Association's Governmental Affairs board, serves on the Mayor’s Technical Advisory Committee for the City of Atlanta's Planning Department, serves on the Board of Lifecycle Building Center, and is an avid and successful youth sports coach. He currently resides in Atlanta, Georgia, and enjoys traveling and spending time with his family.
Welton brings over 15 years of multifamily industry expertise to his role as Director of Property Management at Perennial Properties. A graduate of The University of Alabama in Huntsville with a BS in Business Management, Welton began his property management career in 2009. Before joining Perennial, he served as Director of Property Management at The Life Properties, where he oversaw a portfolio of more than 10,000 units. There, he achieved impressive results by driving revenue growth, reducing expenses, streamlining processes, and building high-performing teams.
Welton is known for his people-first approach, which aligns seamlessly with Perennial’s values. His ability to inspire collaboration, implement innovative solutions, and empower his teams makes him an invaluable leader. Whether navigating challenges or introducing new technology, Welton fosters an environment of positivity and shared success.

Nick serves as the Controller at Perennial Properties, where he leads the company’s financial operations, ensuring precision in reporting, regulatory compliance, and the efficient management of resources. With over three years of experience in the multifamily industry and more than eight years in public accounting, Nick brings a wealth of expertise to his role. During his time in public accounting, he worked with a diverse portfolio of real estate clients across various sectors.
Nick holds both a bachelor’s degree in accounting and a master’s degree in taxation from Georgia State University and is a licensed CPA in the state of Georgia. Based in Atlanta, he enjoys spending his free time playing pickleball, exploring craft beer, and attending sporting events.
Joel is our Director of Maintenance. In this position he oversees our service department as well as safety, regulatory, and training programs. He is an Atlanta native that graduated from Dekalb Technical College in 2006 with a focus in Air-Conditioning Technology. With over 16 years in the multi-family/service field, Joel brings a wealth of experience in all facets of apartment maintenance. This is Joel's second time with Perennial. Early in his career he had his first opportunity to lead a service team as the Service Manager of Monroe Place Apartments and he's thrilled to be back with us, now leading the service department!
Prior to his return to Perennial, he most recently served as a Regional Maintenance Manager for a portfolio of 15,000+ units, at 70 assets across Georgia, Alabama, & Tennessee
Marci is a seasoned multifamily property management professional with 22 years of industry experience. She joined Perennial in May 2017 as a Community Director and was promoted to Regional Director in March 2023. Starting her career in Tax Credit housing before transitioning to conventional in 2003, Marci has gained valuable leadership and operational expertise by working alongside some of the industry's top innovators.
Her strengths include customer service excellence, team support, and a focus on resident and employee engagement. Passionate about Perennial's mission to provide exceptional housing, Marci is dedicated to fostering growth, building relationships, and driving results. Her leadership has earned her accolades such as the Spirit Award, Community Director of the Year, and Top Performer.
Marci studied Early Childhood Education at Valdosta State University and pursued Business Administration at the University of Phoenix. She resides in Marietta, Georgia, where she enjoys raising her two sons, spending time outdoors, and giving back to her community through acts of kindness.
Dayna has dedicated over 22 years to real estate, leveraging her expertise to create meaningful impact for individuals, families, and communities. Beginning her career in luxury new construction sales with Sotheby’s International Realty in Montreal and Toronto, Canada, Dayna later expanded her work to Sunny Isles, Miami, Florida, building a strong foundation in both residential and commercial real estate.
Licensed in Community Association Management (CAM) and real estate in Florida, Georgia, North Carolina, and Canada, Dayna’s passion for housing led her into multifamily property management when an investor entrusted her with a large portfolio. This challenge sparked her commitment to mastering multifamily operations, where she thrived as an asset manager and regional manager for a portfolio spanning the southeastern United States.
Motivated by a desire to create lasting change, Dayna transitioned to the nonprofit sector as Portfolio Director for an organization dedicated to housing individuals at risk of or experiencing homelessness. Through her leadership, the organization secured long-term partnerships with property managers and expanded its inventory of affordable housing, offering stability and hope to thousands of underserved individuals.
Dayna’s commitment to creating impact extended beyond borders. She consulted for a Canadian B Corp, managing a $300 million NOAH (Naturally Occurring Affordable Housing) impact fund. This role allowed her to give back to her home country, ensuring the preservation of affordable housing across Canada while applying the knowledge and insights she had gained over the years.
Now, as Regional Director at Perennial Properties, Dayna is committed to elevating the company to new levels of profitability, operational excellence, and technological innovation. By streamlining processes and adopting cutting-edge tools, she aims to position Perennial Properties as a leader in modern, efficient property management while maximizing value for residents, stakeholders, and investors alike.
Kim joined Perennial Properties in May 2024 as the Director of Human Resources, bringing over 30 years of multifamily industry expertise to this position. A results-oriented HR leader, Kim excels in developing and executing impactful compensation and benefits strategies, driving employee engagement, and overseeing talent acquisition and retention efforts. Her leadership extends to crafting and implementing corporate policies that enhance efficiency and collaboration across all levels of the organization. Known for building strong, strategic relationships, Kim is dedicated to fostering positive work environments and delivering measurable results.
Kim earned her Professional in Human Resources (PHR) certification from HRCI in 2002 and is a national member of the Society for Human Resource Management (SHRM). She attended Brevard College in Brevard, North Carolina, and continued her studies at the University of Phoenix, focusing on human resources and business administration.
Outside the office, Kim explores her passion for interior decorating, stays active through regular workouts, and enjoys spending quality time with friends.
A Georgia native, Jason serves as Perennial’s Director of Construction, overseeing the company’s expanding portfolio of mixed-use apartment projects. He also leads the Facilities Department, ensuring all assets are maintained to Class “A” property standards. With over 10 years at Perennial and more than 20 years of experience in the multifamily industry, Jason brings a wealth of expertise in onsite operations, pre-construction, design, and project management, honed through roles on both the general contractor and owner/developer sides.
Jason earned a degree in Accounting and Computer Science from the University of West Georgia and is a LEED Accredited Professional. Outside of work, he resides in Sandy Springs and enjoys traveling and spending time outdoors with family and friends.
Amy is the Asset Manager at Perennial Properties and has been part of the team for over 14 years. Throughout her time at Perennial, she’s had her hands in multiple different facets of the company and loves collaborating with different departments on how to make the people, systems, investments, and assets at Perennial shine bright. She oversees the leasing and management of Perennial’s commercial portfolio and brings a wealth of knowledge and experience. As the head of the Asset Management department, Amy ensures every capital improvement and investment is consistent with the high-end urban experience Perennial strives to deliver.
Amy holds a degree in Speech Communication, with an emphasis in Leadership and Service, from The University of Georgia. She serves as a board member for The Lutzie 43 Foundation. She currently resides in Peachtree Corners, Georgia with her Husband and 3 young children. In her free time, she enjoys watching and playing sports, spending time on the lake and working on DIY projects at her home.
Megan brings a wealth of experience in multifamily real estate management, financial analysis, and operational strategy to her role as Operations Director at Perennial Properties. She began her career with Perennial in 2010 as a Leasing Consultant, where she gained valuable hands-on experience in property operations and resident engagement. Megan quickly advanced through roles such as Property Manager, Regional Director, and Financial Analyst, honing her skills in team leadership, revenue management, and process optimization.

Justin serves as the Assistant Controller at Perennial Properties, a role he has proudly held for nearly two decades. Since joining the company in 2005, he has been an integral part of its growth and success. Justin began his career in property management as a Leasing Consultant, but his interest in the operational and financial aspects of the business quickly led him to pursue a more analytical path. Over the years, he has expanded his expertise, playing a pivotal role in supporting Perennial's financial operations and strategic growth.
Justin earned a Bachelor of Science in Marketing from Auburn University in 2004 and went on to complete a second Bachelor of Science in Accounting in 2024. Outside of work, he is an avid softball player and has been a dedicated member of the same recreational team since 2010.
With over 13 years at Perennial Properties, Marla has built a career driven by her passion for helping people find their perfect homes. Starting as a Leasing Consultant, she quickly advanced to Leasing Performance Manager, showcasing exceptional industry expertise and a commitment to excellence.
Marla’s deep understanding of multifamily housing, genuine care for residents, and dedication to supporting her teams make her an invaluable member of the Perennial family. Her people-centered approach and leadership continue to drive success and shape the positive experiences that define Perennial Properties. Kimberly is the Senior Property Accountant at Perennial Properties. In this role she helps to ensure the financial transactions are accurately represented. With over 15 years in the multifamily industry, Kimberly brings deep expertise as an
accounting professional. Her experience includes cash management, compliance, financial reporting accuracy, and automation initiatives.
Kimberly received her accounting degree from The College of Westchester in New York. She currently resides in Gwinnett County, Georgia, and enjoys reading, hiking, and spending time with her family.
Craig serves as Development Manager at Perennial Properties where he’s responsible for leading all new development and acquisition opportunities. His duties include sourcing and underwriting new deals, capitalization, managing the entitlement and design process, and leading the overall execution of the investment strategy. Prior to joining Perennial, Craig worked at Simpson Gumpertz & Heger, a leading structural engineering and building technology firm, as a senior consulting engineer leading forensic investigations into the technical and procedural causes of construction defects and engineering failures.
Craig graduated magna cum laude from Duke University with a BSE in Civil and Environmental Engineering before receiving his MS in Structural Engineering and Mechanics from UC Berkeley. Craig is also a licensed Structural and Professional Engineer.
Craig resides in Sandy Springs with his high school sweetheart wife and their two boys.
Greyson, a Development Associate at Perennial Properties, specializes in capital improvement projects and new retail buildouts. Since joining Perennial in 2021, he has contributed to various teams, including Operations, Asset Management, and Construction, demonstrating versatility and a strong work ethic. Greyson brings a keen eye for detail and a passion for innovative design, ensuring that each project aligns with the company’s strategic goals and is executed to the highest standards.
Greyson earned his BBA from Georgia State University in 2016 and went on to complete his Master of Science in Commercial Real Estate in 2020. His expertise and dedication play a pivotal role in developing dynamic retail environments that elevate customer experiences and drive business success.

Zoe joined Perennial Properties in April 2023, and she provides executive support to the CEO and President. With over 15 years of experience in C-suite executive management, Zoe excels in collaboration, problem-solving, and juggling while under pressure. She is deeply aligned with Perennial’s commitment to its team and the Atlanta community.
Zoe has served on The Howard School Board of Trustees since 2014. In her free time, she enjoys planning the next great vacation, experimenting with new TikTok recipes, and savoring (most) moments with her 4 terrific kids and their fantastic pup, Walter.
Asia serves as the Executive Operations Coordinator at Perennial Properties, bringing a wealth of experience in supporting C-level executives within dynamic corporate settings. Megan graduated from Georgia State University in 2009 with a BS in Biology. Fluent in multiple languages, she has a unique ability to connect with diverse people and tackle challenges with creativity and ease!
Justin serves as the Assistant Controller at Perennial Properties, a role he has proudly held for nearly two decades. Since joining the company in 2005, he has been an integral part of its growth and success. Justin began his career in property management as a Leasing Consultant, but his interest in the operational and financial aspects of the business quickly led him to pursue a more analytical path. Over the years, he has expanded his expertise, playing a pivotal role in supporting Perennial's financial operations and strategic growth.
Justin earned a Bachelor of Science in Marketing from Auburn University in 2004 and went on to complete a second Bachelor of Science in Accounting in 2024. Outside of work, he is an avid softball player and has been a dedicated member of the same recreational team since 2010.
With over 13 years at Perennial Properties, Marla has built a career driven by her passion for helping people find their perfect homes. Starting as a Leasing Consultant, she quickly advanced to Leasing Performance Manager, showcasing exceptional industry expertise and a commitment to excellence.
Marla’s deep understanding of multifamily housing, genuine care for residents, and dedication to supporting her teams make her an invaluable member of the Perennial family. Her people-centered approach and leadership continue to drive success and shape the positive experiences that define Perennial Properties. In her spare time, Marla enjoys painting and drawing, as well as spending time with her family.
Kimberly is the Senior Property Accountant at Perennial Properties. In this role she helps to ensure the financial transactions are accurately represented. With over 15 years in the multifamily industry, Kimberly brings deep expertise as an
accounting professional. Her experience includes cash management, compliance, financial reporting accuracy, and automation initiatives.
Kimberly received her accounting degree from The College of Westchester in New York. She currently resides in Gwinnett County, Georgia, and enjoys reading, hiking, and spending time with her family.
Craig serves as Development Manager at Perennial Properties where he’s responsible for leading all new development and acquisition opportunities. His duties include sourcing and underwriting new deals, capitalization, managing the entitlement and design process, and leading the overall execution of the investment strategy. Prior to joining Perennial, Craig worked at Simpson Gumpertz & Heger, a leading structural engineering and building technology firm, as a senior consulting engineer leading forensic investigations into the technical and procedural causes of construction defects and engineering failures.
Craig graduated magna cum laude from Duke University with a BSE in Civil and Environmental Engineering before receiving his MS in Structural Engineering and Mechanics from UC Berkeley. Craig is also a licensed Structural and Professional Engineer.
Craig resides in Sandy Springs with his high school sweetheart wife and their two boys.
Greyson, a Development Associate at Perennial Properties, specializes in capital improvement projects and new retail buildouts. Since joining Perennial in 2021, he has contributed to various teams, including Operations, Asset Management, and Construction, demonstrating versatility and a strong work ethic. Greyson brings a keen eye for detail and a passion for innovative design, ensuring that each project aligns with the company’s strategic goals and is executed to the highest standards.
Greyson earned his BBA from Georgia State University in 2016 and went on to complete his Master of Science in Commercial Real Estate in 2020. His expertise and dedication play a pivotal role in developing dynamic retail environments that elevate customer experiences and drive business success.
An Atlanta native with a passion for real estate, Greyson is committed to transforming properties and creating vibrant, welcoming spaces. Known for his collaborative approach, he describes himself as "a team player and only a phone call away."
Zoe joined Perennial Properties in April 2023, and she provides executive support to the CEO and President. With over 15 years of experience in C-suite executive management, Zoe excels in collaboration, problem-solving, and juggling while under pressure. She is deeply aligned with Perennial’s commitment to its team and the Atlanta community.
Zoe has served on The Howard School Board of Trustees since 2014. In her free time, she enjoys planning the next great vacation, experimenting with new TikTok recipes, and savoring (most) moments with her 4 terrific kids and their fantastic pup, Walter.
Asia serves as the Executive Operations Coordinator at Perennial Properties, bringing a wealth of experience in supporting C-level executives within dynamic corporate settings. Known for her ability to optimize efficiency and streamline operations, Asia excels through her meticulous organization, proactive problem-solving, and exceptional communication skills.
As one of Perennial’s newest team members, she has already made a meaningful impact on the organization. Asia earned her Bachelor of Science degree in Business Communication from California State University, Northridge.
